Step One: The Buying Process

  • We meet with you to discuss your wants and needs for real estate.
  • We help you get started in the loan process to ensure you choose the right lender for you
  • We counsel you on the buying process and review all documents needed to buy a home up front, so you know what to expect
  • We provide you with information on all of the homes for sale that fit your needs. We have access to every listing in Ohio and Kentucky
  • After your initial research, call us and let us know which homes are of interest to you. If none of the homes in the initial search is the one for you, we will update you immediately via e-mail with new homes that come on the market and price reductions for the listings you already know about.
  • Once we have received the list of houses you want to see, we will map out the most direct route from one house to the next. Our knowledge of the area and ability to do this saves you a lot of wasted driving time. We will also contact each listing and schedule an appointment.
  • Step Two: Contract Negotiation

  • When you find a house you like and are ready to put in an offer, Bettina will do detailed research on sales of comparable homes in the area with price per square footage analysis. We will share all of this information with you and make sure that you get the home for fair market value.
  • Bettina will prepare a purchase contract that will reflect the timing you need for moving.
  • She will represent you during the negotiations of the terms and price in the contract.
  • Bettina is well-qualified for analyzing the home's estimated worth-therefore making sure you get the home for fair market value-and working through the contract negotiation process because of her attention to detail, college business training and 8 years of real estate experience.

    Step Three: Inspection Process

  • The Ramundo Team advises and assists during the original contract negotiations.
  • We schedule and facilitate all necessary inspections.
  • We receive all inspection reports and fully review the reports with you.
  • We negotiate the inspection addendum to the purchase contract. This second set of negotiations is vital to proceeding to closing and ensuring that your new home is in satsifactory condition.
  • Our ability to decipher inspection reports will help you determine which repair items are essential. Our years of real estate experience makes us expert negotiators. We have created long-term relationships with many area subcontractors and vendors, easing the repair process.

    Step Four: Preparing To Close

  • The Ramundo Team communicates with your lender and the seller's agent to ensure all parties have all necessary documents to proceed to closing.
  • We follow-up with lenders regarding appraisals, loan commitments, etc.
  • We follow-up with the title agency to make sure they have the necessary information they need to schedule the closing.
  • We schedule the closing between all interested parties.
  • We provide you with information to help transfer utilities and get you to occupancy.
  • We follow-up with the title companies regarding the final settlement statement, review this statement for accuracy and go over these final figures with you.
  • We communicate with you regarding these final figures and makes sure you understand what happens at the closing table.
  • We have first-hand knowledge and the ability to communicate efficiently with lenders and title companies and have fine-tuned our ability to coordinate all of the necessary details in the closing process.

    • Professional Photography-Your home will be photographed by a professional photographer with top of the line equipment and comments will be added to the photos detailing the features of each room creating online allure and attracting buyers.

    • Written Seller's Reports-You will receive frequent follow up regarding showings of your home, we track all inquiries about your home, keep you informed as to our continual marketing activities and advertising and revisit competition and sales in your neighborhood.

    • Targeted Marketing-We design a marketing plan specifically targeting buyers for your neighborhood and price range and their agents.

    • Call Coordinator-Any inquiries about your home are directly transferred to us. We will personally handle all inquiries regarding your home. Calls are converted to showings and showings are converted to offers!
